How much will it cost and who pays your
fees?
There are a variety of fee models available within the Australian
property market ranging from the tenant ‘advisor’ being paid a
direct leasing fee through to a direct payment by the lessee to the
advisor.
All of these models have one thing in common.
THE LESSEE PAYS THE FEE – OFTEN WITHOUT TRUE
TRANSPARENCY
In the event that the Lessor is seen to pay the fee, at best the
Lessee will ‘pay’ the fee spread over the term of the lease
included in increased rental levels over the term this inflating
the real cost of the service.
Chapman Shanks seek to simplify the process by seeking the payment
of its advisory fees direct from our clients to whom we are clearly
providing the best professional advice with Chapman Shanks acting
against the Lessor’s interest.
Under current market conditions some or all project fees may be
offset by a contribution from the lessor as part of the incentive
but responsibility for payment remains with our client.
